Methodology

How We Calculate Home Repair Costs

Where our numbers come from, how local estimates are adjusted, and what they can and can't tell you.

Key takeaways

  • National ranges come from published cost surveys and pricing guides, cited below and on every cost page.
  • State and city estimates multiply national ranges by an approximate regional cost index (1.00 = U.S. average).
  • Figures are rounded planning ranges, reviewed at least once a year. They are not quotes.

National cost ranges

For each service we compare published national cost surveys and pricing guides, then report a typical low-to-high range and, where available, an average. We round figures and show ranges because real prices vary widely with home size, materials, access and urgency.

Regional cost index

Local pages adjust national ranges with an approximate regional construction cost index that reflects typical differences in labor and material prices. Every city in a state uses that state's index; city notes describe local factors such as soil, climate and housing age that the index can't capture.

Limitations

  • Index values are approximate and statewide; large metros often run higher than rural areas in the same state.
  • Insurance, permit and code details vary by policy, city and county. Always confirm locally.
  • We do not collect contractor quotes ourselves, so ranges reflect published surveys rather than live bids.
