How to use your estimate
- Use the low end for basic materials and simple jobs, the high end for premium materials, steep or complex homes and urgent work.
- Ask every contractor for an itemized, written quote so you can compare line by line.
- If a quote is far above or below this range, ask why before signing.
Frequently asked questions
How accurate is this home repair cost estimator?
It gives a planning range based on published national cost surveys, adjusted with an approximate regional cost index for your state. Real quotes depend on your home, materials and contractor, so compare at least three written quotes.
How is roof cost calculated from square footage?
Roofers price by the square (100 sq ft). The estimator converts your roof area to squares, adds about 15% for pitch and waste, multiplies by the installed price per square for the material you choose, and applies your state's cost index.
Why do costs differ by state?
Labor rates, material prices, permit fees and demand vary by region. Our state index runs from about 0.85 in the lowest-cost states to 1.30 in the highest.
Ranges come from our cost methodology. Not a quote.
